Vị trí khu đất nằm ven sông Nhật Lệ, thành phố Đồng Hới, Quảng Bình.
Khu đất bằng phẳng, không có nhiều đặc điểm địa hình nổi bật, nhưng sở hữu lợi thế view sông rộng và đón gió tự nhiên tốt. Hiện trạng có hai cây dừa cổ thụ hơn 50 năm tuổi cần được giữ lại trong thiết kế. Khu đất nằm tại vùng ven sông, sở hữu không gian mở hướng sông, mang lại cảm giác yên bình và sự kết nối tự nhiên mạnh mẽ. Điểm nhấn cảnh quan là hai cây dừa cổ thụ, như chứng nhân thời gian, góp phần định hình không gian sống gần gũi và giàu bản sắc địa phương. Đây là tiền đề để phát triển một công trình hài hòa, tôn trọng cảnh quan sẵn có và thích ứng với môi trường miền Trung.

The project site is located along the Nhật Lệ River in Đồng Hới City, Quảng Bình Province.
The plot is generally flat, with no significant topographical features to exploit. However, it offers a wide, unobstructed river view and excellent natural ventilation thanks to prevailing breezes from the water. The site currently contains two mature coconut trees, estimated to be over 50 years old, which are to be preserved and integrated into the design. The site is located in a riverside area, offering an open space oriented towards the water, creating a sense of tranquility and a strong connection to nature. The key landscape features are two ancient coconut trees, standing as silent witnesses of time, contributing to a living space that feels intimate and rich in local identity. This provides a foundation for developing a harmonious architectural work that respects the existing landscape and adapts to the challenging climate of Central Vietnam.
